The increasing longevity of the Brazilian population is shaping a new real estate market, with planned neighborhoods prioritizing autonomy, integration, and the high purchasing power of the 50+ demographic.

The aging of the Brazilian population has moved beyond mere demographic data to become one of the most potent forces in the national economy. With over 59 million Brazilians over the age of 50 contributing approximately R$ 1.8 trillion annually, the real estate development sector is beginning to adapt its projects to meet the specific needs of this segment, which boasts a per capita expenditure 38% higher than that of younger age groups.

Projections from the Brasil Prateado study, conducted by Data8, point to an even more significant future: by 2044, the “silver economy” is expected to jump to R$ 3.8 trillion, accounting for 35% of private consumption in Brazil. This scenario of active longevity requires contemporary urbanism to leave traditional models behind and embrace concepts of compact, functional cities.

Urbanism centered on autonomy and social interaction

The current demand is not for isolated islands for the elderly, but for environments that promote intergenerational integration. The focus of new developments is on walkability, proximity to essential services, and easy access to social spaces. The goal is for the neighborhood to provide the support necessary for individuals to maintain their independence for much longer.

The challenge is to create urban projects where people can maintain their autonomy, have services nearby, and enjoy public spaces at different stages of life.

This planning vision is being applied to projects such as Rioparque, located in Tijucas, Santa Catarina. Spanning 460,000 square meters, the development exemplifies the trend of combining complete infrastructure—such as a two-kilometer linear park and an open mall—with leisure and convenience, creating an ecosystem that serves both the senior public and young families alike.

The impact of this shift in mindset is profound. The real estate market now views longevity as a driver of sustainability for the development of planned neighborhoods.
