The Casas Bahia Group has settled part of its real estate debts but remains under threat of eviction amidst financial challenges faced by major retail chains in Brazil.
Financial instability in the brick-and-mortar retail sector gained new judicial chapters this week. Even after transferring millions for overdue rent, the Casas Bahia Group could not avoid the advancement of legal actions filed by real estate investment funds.
The controversy centers on distribution centers crucial for the company’s logistics. The dispute reflects the pressure faced by large companies in managing their operational costs and real estate liabilities.
The Case of the Distribution Center in Minas Gerais
The legal dispute began when the real estate fund HSLG11 took legal action after non-payment for the use of logistics complexes. The initial accumulated debt exceeded four million reais, referring to the month of September.
To try and contain the crisis, the retailer transferred nearly three million reais to settle the debt related to the hub located in Contagem, in the state of Minas Gerais. However, this financial maneuver was not enough to halt the ongoing legal process.
The amount paid did not meet the legal requirements for the immediate cancellation of the eviction measure, keeping the process active in court.
Outstanding Issues in Paraná and Next Steps
In addition to the partially resolved situation in Minas Gerais, the company still has outstanding financial obligations in other regions of the country. The rent for a second logistics warehouse, located in São José dos Pinhais, in Paraná, remains unpaid.
The impact of these movements concerns investors in the real estate market and analysts of clean energy and corporate sustainability, who observe how logistical efficiency and financial health are interconnected. Future developments will depend on new agreements between the retail chain’s management and the administrators of the HSI Logística fund.
